Home Information Packs – What they must include:
· Terms of sale.
· Evidence of title – the deeds or Land Registry entry.
· Replies to standard preliminary inquiries – includes information on the ownership of boundaries and existence of rights of way.
· Copies of planning, listed building and building regulation consents and approvals
· Copies of any warranties and guarantees (in case of new properties)
· Replies to local authority searched (such as plans for new roads nearby)
· Home Conditions Report.
· You may wish to add information on local schools, churches and other amenities/facilities.
And, in the case of leasehold properties:
· Copy of the lease
· Most recent service charge accounts and receipts
· Building insurance policy details and payments receipts
· Regulations made by landlord or Management Company.
