Top Tips for Bargaining

· If you need to sell your existing property to finance the next purchase, do so and rent - it leaves you free to pounce when the right property comes along.

· If you have liquidity, make it known and use it – cash is king and will always put you in pole position in a vendor’s eyes.

· If you need finance, obtain an ‘in principal’ agreement from your mortgage provider, so you can hit the ground running when you identify the right property.

· Make sure the estate agent knows something about you – where you work, that you are a serious buyer, etc. An agent will be more inclined to recommend the bid to someone they think will actually do the deal.

· Choose a solicitor who has experience in property in your local area – someone with local contacts is far more likely to process the paperwork smoothly and on time.

· Choose a solicitor who is able and willing to perform an ‘attended exchange’, where they pitch up at the vendor’s office and exchange on the spot.

· Remembering that offering the best price is not the only way to secure a purchase. Show that you are able to do the deal and finance ready. If that isn’t enough and you really want the property and have the courage, put down a non-refundable deposit and agree to exchange within a certain number of days. Money usually talks.

How to shimmy up the property ladder.

· Don’t spend money on anything kooky; think of the next buyer.

· Clean bathrooms and kitchens sell a property invest in them.

· Make sure there’s a room that will appeal to a man.

· Try creating a library, even if it means sacrificing a bedroom.

· Don’t decorate yourself; use professionals to get a good finish.

· Integrate a small garden with the kitchen and eating area.
